The Studio
We design Airbnbs that look stunning in photos and feel even better in person.
Designed to Book is a boutique design studio specializing exclusively in short-term rental properties across the US and the Caribbean. We work with property owners and managers to create spaces that attract more bookings, earn higher nightly rates, and generate five-star reviews — consistently.
Led by Elisa Felisatti, an interior designer with 10 years of experience, we bring hotel-level thinking to every project. You get a partner who understands both the design and the business behind it.
The Research Process
Before we sketch a single idea, we analyse your market. What guests in your area actually search for. What the top-rated properties charge and why. What design decisions drive occupancy up. Every choice we make has a data point behind it.
We study what guests in your specific area are searching for — amenities, aesthetics, layout preferences — and design to meet that demand directly.
We analyse the top-performing properties in your compset — their pricing, occupancy, and positioning — so we know exactly what it takes to outperform them.
Every design choice — from furniture selection to layout — is optimised for bookings, not just aesthetics. Beautiful and strategic are not mutually exclusive.

Founder & Head of Design
Elisa has spent over a decade designing luxury interiors through her studio, EF Architectural Design — private homes, hotels, and glamping retreats for clients around the world.
A lifelong traveler, she studied the world's most thoughtfully designed hotels — not how they look, but how they make you feel — and found the difference always lives in the same place: the accumulation of small details.
Designed to Book is that obsession, applied to short-term rentals. Editorial design, paired with real market data — so every space isn't just built to impress. It's built to be booked.
Good to know
Everything you need to know before we transform your rental — no fine print, no surprises.
Two fixed fees, quoted upfront: a design fee based on your property's size, and an optional sourcing & installation support fee, due at design approval. Complete projects, furniture included, typically land between $20,000 and $50,000+. After your free call, you'll get an itemized estimate — and with trade pricing, most clients find the savings effectively offset our fee.
Through our trade network, you order from leading furniture brands at trade pricing — up to 35% off retail across selected brands. The discount is passed straight to you: you pay the trade price directly to the vendor, we add zero markup, and every warranty, return, and reward stays in your name. On most projects, those savings effectively cover our full fee — which means working with Designed to Book often costs about the same as furnishing the property on your own at retail prices.
You, your local team, or your property manager — with us guiding every step. You'll receive a complete installation plan: room-by-room layouts, placement guides, and clear instructions for exactly where everything goes. Your designer supports install day through a dedicated message line — with same-day answers to anything that comes up — and every room is reviewed and approved by photo before it's marked finished — so the final result matches the design, down to the last detail.
After your free discovery call, you'll receive a custom design proposal. From the moment you approve it to a fully installed, guest-ready space typically takes 4–8 weeks, depending on property size and shipping timelines.
We work with hosts across the US and the Caribbean. The entire process is remote by design: your concept, your ready-to-order shopping lists, and your installation plans are all delivered online, and your designer supervises the final setup by photo — so it works wherever your property is.
No — and that's deliberate. You purchase every item directly through the ready-to-order carts we build for you, so there's no markup and every order, warranty, and return belongs to you. Installation is carried out by you, your team, or your property manager following our room-by-room plans — with designer support throughout install day and a photo review of every room before it's approved. You get the certainty of a professionally supervised result, while staying in full control of your budget and your home.
No — every project is designed from scratch. We combine data on what performs in your market with your vision and goals and our professional design judgment. Your input shapes every decision, so no two spaces we create are ever the same.
Yes — we work seamlessly with your property manager or co-host throughout the project. They're often the perfect installation partner: we hand them the full room-by-room plans and stay involved through final sign-off, so your listing runs from day one.
